I hate seeing these freaking "businesses" listings.

They are clickbait designed to trick you and WILL waste your time.

This one is riddled with inconsistencies and to-good-to-be-true claims.

Here are the red flags:
- Same exact copy. Same $1.5M cash flow. But 3 totally different markets (different pictures too, to be fair). The only way you know this is a duplicate listing is if you search nationwide, which most searchers dont.

  • $425K asking price against a claimed $1.5M cash flow (0.28x multiple). You aren't buying a business. You're paying a franchise fee without it being an ACTUAL franchise!

  • The "cash flow" doesn't exist. They're lying. Its projected cash flow of their SINGLE location and presenting it like its yours.

  • Their single location does 50% margins ($1.5M off of $3M) but they claim 60% net margins. If you're going to be deceptive, at least make sure your numbers match!

  • The actively highlight: "no experience required", an absence of barriers, no medical license required and "semi-absentee ownership".

At least franchises have an FDD. This seller is selling you the idea of a business NOT an actual business.

Everyone says "if it seems too good to be true..." but they cant tell you exactly what that means.

It means it ticks at least one of these five boxes:
1. Absurd price
2. Impossible multiple
3. Crazy margins (60% in this case)
4. Sexy category (Booming Stem Cells!)
5. Ludicrous operation claims (ROI in 90-180 days, no experience, semi-absentee)

This is the first listing I've seen hit all 5 in a while!
