Rent premium to live in San Francisco over Oakland is now 81% compared to 8% in 2020

This graph never ceases to amaze me.
Pre-Covid, tenants paid roughly a 30% premium to live in SF vs Oakland.
The premium collapsed to almost zero in late 2020.
It now stands at 80% - the highest ever.
And I'm not sure its high enough.
