Assumable mortgage expert here. An assumable like this in SF is RARE! This home has a $5m adjustable rate mortgage fixed at 1.875% w/ a $7,813/mo payment until Oct 2030 when the first adjustment occurs and amortization starts. Interest rate adjustments can occur every 12 mos thereafter, but never more than 200bps per adjustment, and the rate can never exceed 6.875%. One can save about $23k/mo by assuming this loan, not to mention the savings in closing costs, which will result in needing about $300k LESS cash to close!
